Commercial technical due diligence is a detailed assessment of a property’s physical condition, building systems, visible compliance risks and future maintenance exposure. It helps investors, owners and tenants understand potential liabilities and capital expenditure before purchasing, leasing or investing in a commercial asset.

Savvy inspects warehouses, industrial units, offices, retail spaces and other commercial properties across the UAE. The scope is tailored to the asset, its building systems and the commercial decision being made rather than applying a standard residential snagging checklist.

The inspection can cover the building envelope, roofing and drainage, HVAC, electrical and plumbing systems, fire and life-safety components, visible structural concerns, finishes and deferred maintenance. The final scope depends on the property type, documentation available and intended use of the asset.

Technical due diligence should ideally be completed before signing a purchase agreement, long-term lease or major fit-out commitment. It can also be used when evaluating an existing portfolio, planning capital expenditure or investigating recurring maintenance and operational problems.
